Special Stucco house
Having happily rented on a prime garden square in RBKC, our client approached us with a very specific brief: her search area spanned a radius of less than a quarter of a mile! Before meeting us, our client had been taken to see almost every property being openly or quietly marketed in the immediate vicinity. We had to work hard to unlock some new opportunities.
Through various routes – selling agents, fellow buying agents, developers and other industry contacts – we gained access to almost a third of the properties on this particular square. The owners of the house we pinpointed for our client were not looking to sell but had medium-term plans to downsize to a lateral apartment.
After some protracted negotiations, we agreed terms although the transaction was not without its share of complexities.
In response, we pulled together a stellar team (a leading planning consultant, architect and law firm), identifying and overcoming two key planning risks: one involving existing breaches of listed buildings consent and the other a huge scheme proposed to the rear of the property. Fully informed and comfortable with the situation, our client was ready to exchange contracts in under 10 working days.
