Having worked with another search agent, this client approached us for comfort that he had seen everything available and help making the right choice and paying the right price.
Our client, a successful business man moving to London on an Investor Visa with his wife and children, needed a sizeable family house. As for so many clients, his prime motivator was his children’s education. Having chosen a top North London school, he did not wish his children to spend hours in the car so he was determined to live nearby. Happy to rent or buy, he was concerned not to tie himself to a location which worked well for his young family but might not be his preference longer term.
- With four children and two nannies, the family wanted 6 bedrooms, a large garden and leisure facilities (including pool
and cinema room).
- Our client wished to maintain good relations with his previous search agent so tact was essential.
- Weighing up the pros and cons of a stunning but overpriced house on the sales market and another less immediately
appealing option which could be rented.
Our search team undertook a comprehensive review of potentially suitable properties, previewing everything and establishing which sales properties might be rentable. We analysed comparable sales/rentals, providing data to our client in a digestible format.
Most available stock was dated and did not offer the finish required by our client’s wife, who had fallen for a beautifully designed house where the vendor would not accept any price reduction.
Previously overlooked by our client, we saw potential in a newly refurbished house (for sale but available to rent) where the developer had installed quality fittings but not dressed the property. Our design team stepped in to advise how this house could be made truly comfortable and beautiful for the family.
