Full advisory on property search and acquisition.
After living in a rural setting in Germany, our clients (a partner in a law firm and his wife relocating to London) were keen to live “properly in” the city – close to West End theatres and restaurants and within a short commute of the City. They needed 3 good bedrooms to accommodate one of their daughters (taking a gap year) full time and a constant stream of visitors.
- The inevitable downsizing from a large modern house in Germany to a more compact London apartment was bound to throw up challenges!
- A keen musician, the husband was hoping to accommodate his beloved grand piano.
- Noticing an inconsistency in the Land Registry floor plan (a bedroom was missing), we resolved this before exchange.
Our clients loved Marylebone but escalating prices had taken this area to the top of their budget. Instead we introduced them to nearby Connaught Village and Bayswater.
We soon established their preference for the top floor with good light and no upstairs neighbours; in exchange, they were fine with a walk up.
A spacious and modern duplex with 2 roof terraces in a grand red brick terrace in W2 was the perfect fit. Initially over budget, we watched this property closely, eventually securing it below the asking price.
