Full advisory on property search and acquisition.
Moving to London from a converted warehouse in a cool inner suburb of Sydney, our clients were looking for a house with plenty of natural light in a location with a little bit of edge. The husband works long hours in the City and travels extensively so we looked to combine a sensible commute for him with a vibrant neighbourhood where his wife could pursue her own creative interests.
- With no ties to tether them to a particular location and tiring of serviced accommodation, our clients were susceptible to the lure of the property portals!
- Sealed bids leading into a complex chain put us through our transactional paces.
Initial tours took us East of the City, focusing on the beautiful architecture surrounding London Fields and Victoria Park, and Northwards through De Beauvoir towards the more established neighbourhoods of Islington.
With trendy Broadway Market, walks through the park and along the canal for our clients’ globe-trotting dog and a sub-30 minute commute (10 by motorbike!), London Fields was the clear winner. Daily calls to the local agents meant we received early notice of the open day for an early Victorian gem sympathetically restored throughout with a stunning modern extension and living wall to the rear.
Our presentation of our clients’ situation helped them prevail over a higher bidder in the ensuing sealed bids. Unfortunately the vendor at the top of the chain lost out on his target new build property, delaying the process. Confident this was the right house, we negotiated a meaningful reduction to the purchase price and manageable longstop completion date for our clients.
