Full advisory on property search, acquisition and refurbishment.
For our young Parisian client (an escapee from François Hollande’s tax regime), South Kensington was a natural home from home. Recently outbid on a property in the area, she approached RFR anxious to avoid this happening again.
- Our client was set on a well-proportioned 2 bedroom first floor flat, preferably overlooking communal gardens.
- Since this is perhaps the single most sought after type of property in London, we needed to get ahead of the competition!
We scoured the local market, pressing our contacts to unearth any pre-market opportunities. Over several back-to-back tours with our client, we firmly grasped her likes and dislikes. Happily she was prepared to undertake some refurbishment, opening up her options.
Our efforts uncovered a diamond in the rough – a rationally configured first floor flat with high ceilings, period features and full length windows overlooking beautiful communal gardens; its mid-modernised state limited its kerb appeal but we knew that canny developers quickly would see its potential.
To avoid a competitive bidding situation, our client was happy to offer the full asking price. We negotiated a short exclusivity period, working efficiently alongside the surveyor and top-tier lawyers to exchange just days later.
