We were delighted to be recommended to this client by her sister, a previous search client. Having rented in W8, she wished to stay in the general area and was looking for a home that would prove flexible if her plans changed.
Having moved around the world, our client had shied away from buying property, concerned it would tie her down.
We needed to address this by finding a home which would accommodate evolving requirements if she stayed in London but rent or sell easily if life took her elsewhere.
Although clear on broad location, she was unsure whether a house or a flat would suit her better.
Our client was keen to avoid busier roads but, as a young lady about town, wanted somewhere with some life at street level where she would feel safe coming home after dark.
We prefer to guide our clients through the search process at their own pace (drawing out their preferences through the initial tours phase), but unfortunately on this occasion we found the perfect property on our very first tour – a period townhouse flooded with natural light in a pretty grid of residential streets moments away from the vibrant boutiques and cafés on Westbourne Grove.
In order to feel comfortable with her decision, our client needed to see more of what was available at her budget level. With this in mind we fast-tracked our remaining tours, exploring the different types of property available and contrasting hubs within the broader neighbourhood. Having seen the competition, our client realised that she had lost her heart to the house from the first tour! Determined to secure it for her, we steered the transaction from offer to exchange just 5 working days later (with a mortgage and trust structures) – a record even for us!
