Full advisory on property search (including investment potential), acquisition, refurbishment and rental.
Our English clients and their three young children are firmly settled in Singapore but they want to retire to the UK and were anxious to gain a foothold in the fast moving London property market. Initially they felt an apartment would be sufficient for their retirement needs and easier to rent out/more liquid in the interim.
- As their search progressed, the husband realised how much he would value living near open green space and a golf course.
- Having lived in a large apartment in Singapore and with their children growing up (and hopefully grandchildren on the horizon), it became clear that a family house would be more appropriate, particularly if they came home sooner than anticipated.
- Whilst capital growth was not an immediate priority, our clients wished to invest their money in a safe asset with decent long term growth potential and reliable rentability/liquidity.
During the “apartment phase”, we focused on Maida Vale as a lovely neighbourhood within easy reach of the West End and the City and convenient for Cross Rail.
Once we proceeded to the “house phase”, our focus shifted: The wife knew London well but we introduced the husband to some of the best of South West London’s family-friendly areas – Richmond, Barnes and “Between the Commons” (his favourite). We ensured he was first to see a charming 4 bedroom period house just off Wandsworth Common, within easy reach of the shops and cafés of Northcote Road. Having acquired the property for our clients at a small discount to the asking price, our design team moved in quickly to prepare it for rental.
Whilst unlikely to be relevant for our clients, excellent local schools and an easy commute to the City (not to mention proximity to the new US embassy under construction at Nine Elms) bode well for reliable long-term family tenants.
