Full advisory on property search, acquisition and refurbishment.
With 3 stepchildren growing up fast, a toddler and a baby on the way, our client urgently needed to upscale from her Chelsea townhouse. Nanny accommodation, off-street parking and a substantial garden were high on the family’s wish list, alongside good local prep schools and an easy commute to Canary Wharf for her husband. She was happy to take on work in order to put their stamp on a home.
- Extracting a long term Chelsea dweller from her “hood”!
- Ensuring that more space did not come at the expense of our client feeling too far from the action.
- Finding the right balance of bedrooms so that nobody felt short changed.
Over several area tours (taking in Brook Green, North Kensington, Queens Park and Primrose Hill), our client was drawn South-West by the excellent choice of schools, both primary and secondary.
Early on we found the perfect property with views across open common land but our client was not quite ready to move. This house stayed at the back of her mind but by the time she was ready to offer, it had been rented out.
We negotiated a deal whereby our client would pay a decreasing amount with each month that passed. As it transpired, the corporate tenants were happy to move once the school term was over provided their expenses were covered.
Historically the property had suffered minor subsidence so we ensured the existing buildings cover was transferred and appointed experienced builders to undertake the necessary work. Having built up great rapport with the team, our client was delighted to appoint RFR to project manage this and design beautiful interiors for her.
