Full advisory on property search and acquisition.
When we were introduced to our client, he had already been looking for 3 years for a 2 bedroom apartment (preferably split level) with high ceilings, a green aspect and good outside space. From a close family, he wanted to stay within reach of his sister and parents around South Kensington/Gloucester Road but he was ready to move into his own place so had little appetite for a major project.
After living in amazing spaces in New York and Moscow, our client wanted volume that can be hard to find in a city dominated by terraced houses.
Eternally popular with Londoners and international investors, we needed to leverage our longstanding relationships with local agents and developers to get ahead of the SW7 market.
Before meeting us, our client had rejected a classic first and second floor apartment with a large roof terrace overlooking beautiful communal gardens, unable to see past some awkward configuration (which left the kitchen tucked away at the rear with poor ceiling heights).
Having gained our client’s trust throughout the course of his search, we encouraged him to revisit this apartment. Drawings and concept boards produced by our design team enabled him to visualise how a minor reconfiguration and redecoration could make the layout work and add the loft vibe he missed from New York.
Another bidder entered the fray at this point but our transactional experience enabled our client to offer the vendor greater certainty of execution and we simultaneously exchanged and completed just 10 days later.
