Our client approached us to find a 2 bedroom flat for his son who was planning to study in London. He was keen to take advantage of a favourable Euro Sterling exchange rate and seeking longer term capital growth. Elegant architecture and garden access were essential and South Kensington was his preferred location.
- Based in the Middle East, he was unable to make it to London during the search period. His son would view our shortlisted properties but essentially the client was buying blind!
- He would not consider an upper floor without a lift.
- The property needed to stand out in terms of volume and period features – he wanted to feel excited by it – but need limited work.
In order to stay on budget, we advised our client to expand his search into the area between Gloucester Road and Earl’s Court. During the search process, his son opted to study elsewhere but our client remained keen on a London property investment. Applying our rental experience, we adjusted the criteria, moving 2 equal sized bedrooms plus proximity to a tube station/supermarket to the top of the list.
Tenacity enabled us to fulfil these practical requirements alongside our client’s aesthetic wish list. We found a first floor flat on one of the area’s most popular streets with a huge reception room boasting 3 sets of French windows on to a large balcony and views over the lovely communal gardens. With other buyers circling the property, there was no time to lose. We steered our client through the survey and legal process, exchanging in record time and promptly arranging the property’s subsequent rental.
Wind forward 4 years and our client has enjoyed a substantial uptick in the capital value of this property which we continue to manage.
